Grade: Senior Manager

Reporting to: Director of RDD

 

Role Purpose:

 

The position is responsible for building and managing high performing Design & Delivery teams across their Portfolio Assets and supporting business strategy development with aim of creating and maintaining engaging and profitable retail destinations.
 

Role Details – Key Responsibilities and Accountabilities:

  • Continually assessing, evolving and innovating on Retail Design & Delivery thinking, their benefits, positive impact and profitability and customer experience, as well as adapting P&Ps, guides, manuals, collateral, governance, and tools to support current business and market needs.
  • Reviewing, aligning, and monitoring annual departmental KPIs with peers to ensure consistency, cross-portfolio support, and collaboration. – to include RDD COE divisions. This includes defining measurable KPIs and ways to achieve them, and articulate both short and long-term goals to ensure the business unit’s success.
  • Continually exploring opportunities for team performance improvement and evaluating development needs, training, competencies, mentoring & succession planning, reviewing relevance of skills required to deliver against business needs. Build efficiency by providing on time regular feedback including annual review on performance and identify areas of improvement / reinforcement for further development.
  • Collaboration on cross-departmental strategic initiatives (such as CRM/ MOTF/ etc.) Accountable for continued team and tenant engagement.
  • Developing new business opportunities with other BUs (CBU/hotels/ etc.) and leading on RDD scope and fee negotiations.
  • Carry out regular reviews and lead negotiations on Consultant scope & fees.
  • Creating and controlling Portfolio budgets, monitoring expenses, and performing cost analysis.
  • Remain informed on design, market, and consumer trends to provide team with creative guidance, as well as remaining abreast of current construction practices and related subjects (H&S/ Authorities/ etc.) provide team with practical guidance for smooth and efficient delivery.
  • Maintaining fluency in development project delivery programming and management – spearhead and represent RDD on Development projects.
  • Lead and manage Design Review and TDM discussion forums.
  • Accountable for closing out Internal Audit exercises across Portfolio.
  • Provide status reports, outline deliverables, highlight risks and issues, and communicate across leadership.
  • Ensure that all shops/units are fully operational by the established opening date. This includes:
  1. support RDM Asset Leads on resolving complex and controversial design negotiations and escalation to Design Committee on complex un-resolved cases,  
  2. tenancy delivery team in adhering to on-site store delivery timeframes, coordination of LVRs / TVRs, MEP scope, and minimization of downtime in the income stream as a result of programmed openings.
  • Monitor, track, and accurately record project progress via an online system (CRM), and attend weekly progress update meetings ensuring stakeholders are continually informed.

 

  • Build and maintain strong relationships with:
  1. COO and RMDs within Portfolio
  2. Retail Partners
  3. Consultants
  4. Mall Managers within Portfolio, Mall Leasing team, Key Accounts team, Lease Contract Management team, Marketing team, STR team, Mall Security, PMBU counterparts, Development Directors, Internal Audit
  5. Local Authorities, Suppliers, Manufacturers
  6. RDD Director, Peers and RDD COE divisions

 

  • Manage, guide and mentor the Asset Leads for each mall to take full responsibility in identifying potential talent and timely supporting professional development.
  • Lead by example – thrive to create an honest and open work environment where individuals collaborate /support each other as a team and are passionate to achieve a common business objective.
  • Ensure compliance with the Majid Al Futtaim Properties (MAFP) SMBU’s Code of Conduct, Departmental policies and Human Capital Policies and Procedures at all times.
  • Be the advocate and ambassador of aligning and cascading the MAFP values across SMBU and ensure that relevant team adhere to and exhibit the same all the time.

Minimum experience

Minimum 12 years of progressive and successful experience in managing Retail fit-outs, F&B fit-outs or Retail Construction management ideally in large Shopping Mall / retail development company in GCC or abroad in a similar role

 

Minimum Qualifications/education

Bachelor’s degree in Engineering / Architecture or equivalent. Recognized Certification in Occupational Health and Safety discipline is highly desirable
