Role Purpose:


Create the business plan, feasibility studies, master plan, product mix and design; while providing inputs to the Development Director. Co-ordinate with sales and project delivery team; to timely & quality proposals, delivery and execution. Lead internal and external sub project teams in successfully executing commercially viable development options. Lead residential design through concept and scheme stages and oversee the finalization of detailed design. Sound understanding of the UAE authority approval processes and secure approvals in a timely manner. Work closely with finance and project management as a senior team member in support of the Development Director and Senior Development Manager.


Role Details – Key Responsibilities and Accountabilities:


  • Assist the Development Director in identifying and defining scope and strategy for delivery of the development pipeline (coordinating with legal, finance, market research, strategic marketing, sales, project management, architects, planners and engineering) and subsequently preparing business case(s).
  • Gather all required financial data and assist the Development Director in development and regular update of feasibility models to set business plan strategy and monitor success against target KPI’s. Understand  total development parameters for revenue, cost and cash flows. Ability to provide scenarios for profit and IRR testing and validation   
  • Contribute in managing the master planning and infrastructure teams while working cross functionally with finance in creating a profitable overall feasibility.
  • Provide critical inputs for management of product definition, design brief, project brief, consultant scopes, cost estimation and budgeting initiatives with the help of Project Management and other functions within the company
  • Prepare and update regular development reporting and development risk register for submission to the Developmen Director.
  • Support management with Architect and other design consultant selection with the advice and consent of the Development Director, procurement and commercial.  
  • Oversee the concept and schematic design stages of  residential and leisure asset design coordinating inputs and approvals from internal departments; managing to time and cost.
  • Coordinate and manage sales and marketing teams with a sound understanding in pricing processes, pricing schedule, commissions and market launch activities
  • Assist or manage securing authority planning approvals. Sound knowledge of Dubai authorities and experience in managing and securing approvals; working with area specialists and consultants
  • Identify and document business risks including political risk. Analyse, evaluate and rank overall risk exposure, including technical, financial and human resources.  Assist in risk mitigation measures to ensure that the business cases are secure to meet profit and margin targets
  • Support the Development Director in being responsible for the health and safety of the entire team, including the PM/CM team, all consultants and vendors throughout their business activities
  • People management: support the Development Director in fostering a collaborative team environment and manage the Development Manager with regular coaching

Functional/Technical Competencies


Functional Knowledge:

  • Understanding of corporate governance, organizational management & leadership
  • Understanding of real estate finance, feasibilities and business plans
  • Wholistic understanding of Development from inception to completion
  • Understanding of residential, infrastructure and landscape design (and sub disciplines) and ability to balance optimal design within cost constraints to maximize product and profitability
  • Understanding and skill is use of Estate Master feasibility software high advantageous
  • Ability to prepare overall development programmes and schedules including - brief, design, approvals, sales, marketing, construction and handover.
  • Understand software applications such as Excel, MS Project and Powerpoint

Minimum experience

  • 10+ years’ experience (minimum 4 years in Real Estate)
  • Gulf experience is a must (Dubai experience preferred)


Minimum Qualifications/education

Under Graduate degree in property/construction, architecture, planning, urban design or engineering
