Role Purpose:

 

The position is responsible for performing complex investment analysis, providing proactive strategic and investment decision support to SMBU senior management and monitoring and reporting on development activities. This includes assessment of pipeline projects and projects under development by closely liaising with the Development function and relevant teams across all core business units.

 

Role Details – Key Responsibilities and Accountabilities:

1.       Contribute to the Development Planning & Analysis function at SMBU by supporting the strategic decision-making process and monitoring of new projects, JV investments, acquisitions, redevelopments and divestment activities.

2.       Manage investment analysis of current and pipeline investment projects including new larger malls and community malls, expansions/redevelopments and asset management in compliance with the applicable investment appraisal policies and procedures.

3.       Review reasonableness of key project assumptions for all project investment analysis. Perform independent in-house project financial due-diligence and benchmarking. Identify risks and opportunities; recommend risk mitigation strategies.

4.       Monitor development activities against feasibilities on an ongoing basis, including but not limited to timely project cost reviews and analyses, revisions to project revenue expectations, and cash-flow updates.  

5.       Report on key financial and non-financial performance indicators (including, but not limited to NPV, IRR, yield, payback, rent to sales ratio, return on equity, development gain and efficiencies, base and escalated rates, car park analysis, allocation analysis).

6.       Help development managers determine and secure appropriate internal approvals in accordance with policies and procedures, and contribute to securing support from MAFP Corporate / tax / legal / treasury functions as necessary

7.       Support project control group (“PCG”) presentations, board / CEC approval requests, project presentations, ad-hoc requests and monthly updates.

8.       Consolidate, review, challenge and secure approval for the annual strategic plan, budget and forecast exercises and ad-hoc reviews in relation to new developments, expansion / redevelopments by closely working with relevant Development, Asset management and Finance teams.

9.       Establish and maintain closely knitted working relationship with the Development to provide active support to the business.

10.   Prepare ad hoc reports on projects, including business information packs for banks with forecast financial statements, levered cash flows and covenants calculation which form the basis of requesting external funding.

11.   Propose improvements to the MAFP investment appraisal methodologies, policies and procedures.

12.   Ensure compliance with the MAFP SMBU’s Code of Conduct, Departmental policies and HR Policies and Procedures always.

13.   Be the advocate and ambassador of aligning and cascading the MAFP values in the assigned area of responsibility and ensure that it is adhered to and exhibit the same all the time.

Minimum experience

·         Minimum 4 years of experience working within a support function, similar industry experience preferred. Strong knowledge in performing investment analysis / financial research / economic forecast of business conditions with a real estate developer across multiple asset classes, shopping mall, hotel and mixed use in GCC or abroad in a similar role. 

  • Sound working knowledge and application of local and international financial standards e.g. GAAP and IFRS etc. Ability to understand tax and regulatory frameworks and define tax projections for inclusion in investment analysis. Comprehensive knowledge and understanding of the latest financial analysis techniques including DCF, WACC, EVA and Financial Modelling. 

 

Minimum Qualifications/education

·         Minimum Qualification of bachelor’s in finance from accredited university. Professional qualification including CA/CPA/ACCA/CFA will be preferred.
